The Life of a Drawing – From Napkin Sketch to As-Built and Everything In-between

The Construction Bidding Process: The Contractor’s Point of View

 

 

Construction drawings and specs are complete, they are distributed to the contractors, now what happens? 

 

In our last meeting, our panel discussed planning, programming and the design process. Join us at our next meeting to find out the process contractors go through as they take those drawings and prepare a bid proposal. 

 

Come listen to two contractors explain the preconstruction, bidding, estimating and bid proposal process. Here are some of the topics that they will discuss:

  • How the drawings are used to develop a bid.  (Schedule, manpower, logistics)

  • The benefits of a complete set of CDs to bid from and what approach a GC typically takes when the CDs are not complete.

  • What goes into the general conditions of a bid.

  • How much manpower and effort it takes to complete a bid.

  • Routing the drawings to the subcontractors and qualifying their bids.

Mike Parker, Layton Construction

Dai Kelly, Swinerton Builders

 

Mike Parker joined Layton as a preconstruction manager in Hawaii. He brings over 14 years of building experience in the islands. Graduated from Kalaheo High School and then earned a Bachelor of Science in Mechanical Engineering at University of Hawaii at Manoa. Mike began his construction career focused on the hospitality market. He has also specialized in healthcare and public projects.

 

Mike manages Layton’s preconstruction efforts out of the Honolulu office. His role includes business development, proposal management, estimating, collaborating with designers and clients for developing project scopes, and procuring qualified subcontractors. He’s currently working on the upcoming Marriott Residence Inn in Kapolei. Mike is LEED AP and DBIA credentialed and is vice chair of the General Contractors

Association’s University of Hawaii committee. He also volunteers on the GCA of Hawaii’s Department of Education and DAGS committees. 

 

 

Dai Kelly is a Senior Estimator for Swinerton and leads the development of estimates for project pursuits in Hawaii.  As an industry veteran, Dai has been involved with estimates for major projects including the HPU Aloha Tower Student Lofts, Aqua Wave Waikiki, Kamehameha Community Learning Center at Ma’ili, and the Prince Jonah Kuhio Kalanianaole Federal Building and US Courthouse.  More recently, Dai has led estimates for Saint Francis Liliha Kupuna Village Phases 2 & 3, UH West Oahu Administration & Allied Health Building and Maui Lani Village Center Lots 15 & 16A.  Dai also has previous experience working for a large construction management firm as well as local Subcontractors.  Dai holds a Bachelor’s Degree in Business Administration from Portland State and is working on an MBA with a focus on International Construction Management from the University of Florida.

 

 

 

Members of the AIA and GCA (General Contractors Association of Hawaii) meet to explore ideas and exchange information on topics of mutual interest. These brown bag meetings are open to all interested members of both organizations.
